Not all inspection items are created equal.  The following list contains the 7 things that I believe are the most important items to look for when doing a home inspection.

  1. Exterior Integrity - Roofing, siding, and windows should all be keeping water out
  2. Foundation Strength - Should not have cracks
  3. Effective Drainage - Water should be moving away from the home - not pooling
  4. Termite Free - Pretty self explanatory
  5. Working Electrical Systems - Check outlets, inspect fuse box, and watch for safety concerns
  6. Good Water Flow - A shower, hand wash, and toilet flush should be able to occur simultaneously
  7. Acceptable Radon Levels - Often covered in a separate inspection.  Hazardous gasses from certain soil types can cause lung cancer
